It varies project to project based on the scope and size of the house, but it's typically 3-5 days from start to finish.
You can walk on the floors without shoes the following day after the final coat of protective finish is applied.
We recommend two days without shoes, at least three days for furniture while using felt pads and avoid dragging, three days for large dogs and at least 3-4 weeks for rugs and any cleaning products.
Sweeping with a soft bristled broom or dry microfiber mop is fine until then!
If you have a way in and out of your house without walking on the floors being refinished, you are welcome to stay in the house. However, most homeowners choose to stay out of the house, either staying with family, in a hotel or planning a trip those days, during the whole process.
This is typically easier for homeowners because all furniture must be off the floors, the installing and refinishing machines are loud, and the stain and finish does have an odor that takes 24-48 hours to dissipate.
Dust is unavoidable, unfortunately, but we guarantee at least a 95% dust-free service. All of our machines have vacuuming systems attached, which greatly minimizes the dust.
We also carefully cover anything that can't be removed from the floors, i.e. kitchen cabinets, appliances, etc., with plastic covering and manually dust after the sanding process is finished. We also offer a deep-clean add-on service if you'd prefer a more detailed cleaning!
For liability purposes, we do not move furniture. We kindly ask for the floors to be clear of all furniture, rugs, etc., with the exception of kitchen appliances, prior to your scheduled start date.
If you need additional help with moving, we'd be happy to recommend a moving company our previous homeowners have used in the past!
We use both oil and water based professional grade finishes.
Oil-based tends to be more durable and scratch resistant, and for that reason, we usually recommend oil for homeowners with children and/or pets.
Refinishes are around ~10+ years on average. It makes lighter stains look slightly darker and has an amber hue over time.
Water-based finish stays more clear/white over time. It'll make stains appear slightly lighter. Refinishes are around 5 years on average.
Oil-based has a stronger odor compared to water-based, which has little to no odor.
The odor typically dissipates 24-48 hours after the final coat is applied.
Both finishes come in matte (no shine), satin (a little bit of shine) or semi-gloss (high shine) based on your personal preference. During your free in-home estimate, we will recommend which finish is best for your particular floor!
